When Repointing Is Enough
Repointing involves removing deteriorated mortar from the joints between bricks and replacing it with fresh mortar. This is sufficient when:
- Mortar joints are crumbling or recessed but bricks are sound
- There's minor water ingress around the chimney
- The chimney stack is still straight and structurally sound
- Damage is limited to the mortar, not the bricks themselves
When You Need a Rebuild
A rebuild involves taking down part or all of the chimney stack and reconstructing it with new bricks and mortar. This is necessary when:
- Bricks are cracked, spalling, or crumbling
- The chimney is visibly leaning
- Previous repairs have failed repeatedly
- There's significant structural damage
- The chimney has been struck by lightning or storm damage
Lead Flashing
Whether repointing or rebuilding, it's worth having your lead flashing checked at the same time. Failed flashing is one of the most common causes of chimney leaks, and it's cost-effective to address it while scaffolding is already in place.
